But some Maryland and Virginia homes appeared to be really priced to move in the third quarter of this year, according to data provided by ZipRealty. Three ZIP Codes in D.C. proper appeared on the discount brokerage’s “cool” list (20032, 20037 and 20024), which is for areas where homes are selling below list price on average. Even within individual ZIP codes, some homes are going to sit there, while others spark a bidding war.
Hyattsville, Md. and Manassas, Va. had three of the top 10 ZIP codes. Woodbridge, Va. had two, while Bowie, Md. and Riverdale, Md. each had one. Riverdale is adjacent to Hyattsville, so you could argue that Hyattsville had four of the top 10, making it the “hottest” local market overall. I don’t pretend to know a lot about that part of Maryland, but I would guess that Bowie and the surrounding area are benefiting from the federal base realignment and closure transition at Fort Meade.
20032, the area outside Bolling Air Force base, was the weakest ZIP code in D.C. proper. Suitland and District Heights, Md., which are also on the “cool” list, are not far away from 20032 either.
