A deal to reopen Frager’s Hardware at its original Capitol Hill location has officially collapsed.
The building was heavily damaged by a four-alarm fire that was likely caused by a cigarette butt in June 2013. Realizing that the costs of rebuilding the historic facade would be cost prohibitive, Frager’s selected Roadside Development, which redeveloped the O Street Market in Shaw, to purchase the property and rebuild it. Under the plan announced in September, Frager’s would have been a long-term tenant as part of a larger mixed-use project.
But both sides confirmed to the Washington Business Journal that the deal is now off.
“The two parties were unable to come to an agreement on issues related to the existing conditions of the site prior to the expiration of the contract,” Roadside said in a statement.
Kristin Sampson, a spokeswoman for Frager’s, said they will continue to look for a partner to develop the original site. The hardware store is currently operating at several temporary locations.
