Deanwood has made a top 10 list of the country’s hottest neighborhoods for homebuyers.

Real estate website Redfin places the Northeast community as number seven on its list of places it predicts will pick up steam in terms of home sales through the rest of 2017.

The 10 Hottest Neighborhoods to Close out the Year list is based on the most recent growth that realtors have seen in home-listing page views and favorites on the real estate site. First Hill in Seattle, Golden Gate Heights in San Francisco, and Bucknall in San Jose topped the ranking.

Redfin agent Steve Centrella said Deanwood is becoming more popular because of its access to two Metro stations and the large number of single family homes that are similarly-sized, but more affordable than those in other parts of D.C.

The median sale price for a Deanwood home is $315,000, with 31 percent of them selling over listing price, according to Redfin, whereas the median cost in the city overall is $585,000.

Last year, The Washington Post labeled Deanwood as “in” and Brookland as “out” on its annual end-of-year list, and Deanwood residents weren’t surprised.

Creative entrepreneur Kimberly Gaines said at the time that the neighborhood’s popularity was about more than affordability—it’s special because residents are working together and pushing D.C. leaders to provide amenities and resources that are not often accessible in communities east of the Anacostia River, like restaurants and entertainment options.

The historically African American neighborhood once had a bustling corridor with homegrown businesses and entertainment venues, but many of them eventually shuttered as poverty and crime struck communities in Wards 7 and 8. There was a violent crime spike in the neighborhood last year, including multiple homicides at the Deanwood Metro.

While residents have seen a modernized recreation center, library and high schools in recent years, they are still awaiting the transformation of the historic Strand Theatre and contending with living in food, grocery store, and physical activity deserts.

Still, Deanwood is proving to be one of the most sought-after neighborhoods in D.C.’s real estate market, alongside other Ward 7 communities that are gaining attention for their affordability.
